Maher Property Advisors want to find the right property for you, whether you are a tenant renting for the first time or want to find new rented accommodation in Carlow. We aim to make the process as quick, easy and painless as possible for you. Getting Started

We chat with you about your needs before identifying suitable properties to show you. Viewing times are flexible and can be arranged to suit you. We then take you through our letting process, give you a pack with all relevant information and guide you in the completion of the necessary documents and dealing with the appropriate agencies. We also provide a pickup service where we meet you at the train station or bus park on your arrival day and bring you to your property.

No Cost

There is no cost to you, the tenant, for our services.

Once you have chosen a particular property from our list, please note that we will require the following items from you for a tenancy to commence:

Having identified potential properties to suit your requirements, we will arrange for you to view the property. Viewing will always be accompanied by one of our property managers, who will be able to provide you with immediate advice and answer any questions you may have.

Holding Deposit

To hold the property you have selected you will need to pay a holding deposit of €250. This payment will be put towards the security deposit payable on the property, once the tenancy goes ahead. Should your credit references fail or you decide not to rent the property you will lose the holding deposit.


We request two character references in writing per tenant e.g. Previous Landlord and one of the following Employer, Credit Union, Bank etc.

Other information Required

Details of your PPS number.
Photographic identification – copy of passport or driving licence – is required on signing lease agreement.
Bank Details.


Rent is calculated on a calendar month basis. The first rental is payable by standing order from your bank account or Bank Draft payable to Maher Property Advisors. This is due before you move into the property.
All payments thereafter must be paid by standing order from your bank account, monthly in advance.
In addition, the tenant is responsible for Electricity, Gas / Oil, waste collection charges (where applicable), Cable and T.V. licence costs and Telephone costs.

Tenancy Agreement

A Tenancy agreement must be signed. A copy is issued to you for your records.


The tenant is responsible to get contents insurance to protect personal belongings. The landlord must insure the property covering damage to the structure – the bricks and mortar and contents (i.e. furniture, carpets etc.)

Utility Bills

Maher Property Advisors can assist you with setting up the accounts for ESB, Gas, Home heating oil, Broadband & Television.  To do so you must complete an application form and direct debit for both accounts.   The completed forms will be emailed to both companies on your behalf.   If you already have accounts with the ESB and Gas already we require your account number and date of birth for ESB and account number for Gas. You can simply open a new account and change the recipient address.


Useful information

In addition to one month’s rental payment in advance, a security deposit is required prior to occupation of the property, which is set for the individual property. The deposit is held to cover any breakages, damages, or other tenant liabilities.

At the end of the tenancy a property manager or in some cases the landlord will inspect the property in the presence of the tenant and assess any damages and deductions due. The deposit cannot be used to cover rent.

The security deposit will be returned in full once the following is adhered to:

  1. Keys returned no later than the termination date.
  2. Property is thoroughly cleaned.
  3. Proof that electicity and Gas Bills are nil.
  4. No breakages and damages to the property.
  5. All bins emptied, and rubbish removed.

Deposits will not be returned if you terminate the Tenancy Agreement without sufficient notice and the landlord reserves the right to pursue a tenant in respect of unpaid rent for the remainder of the term of the lease.
